Three quarters of the houses are empty by design

Deauville has 3,539 permanent residents and 9,045 dwellings. Of those, 72.7% are second homes or occasional-use properties against 23.4% primary residences — figures from the French national statistics office for 2023.

This is not a town that empties in winter. It is a town that is structurally empty by default and switches on for a scheduled calendar inherited from horses and cinema. The August racing meeting at Deauville-La Touques ran 2 to 30 August in 2026, carrying five Group 1 races, and the local training centre's resident population rises from roughly 400 racehorses year-round to about 700 for it. The Festival du Cinema Americain follows almost immediately — 4 to 13 September in 2026, its 52nd edition.
